How do I order a Pod?
Start by reviewing the style, size, features and cost of the pre-designed Pod-lines we currently offer (here) to get an idea for what may work for your home and budget. Then contact us (here). A Haven design consultant will reach out to you to help further develop a POD design specific to your property, and complete a proposal to manufacture, deliver, and build your Pod.
What are the payment terms?
Once you’ve decided on the your desired Pod or ADU design…
A 10% deposit is required for Haven to fully design your pod and make any planning and building permit application submissions.
Once approved by your local Township/City, an additional 20% is required to secure the Installation Date.
A second installment of 40% is required 6 weeks before delivery.
Final payment (30%) is due at Delivery.
How long before my Pod is ready to be installed at my home?
We strive to complete our Standard Design Pods within 9 weeks of establishing your Installation Date, however availability of materials has become an issue of late and may impact that schedule. Note that the availability of materials and resulting manufacturing time-frame for your Pod will be known before our fixed price agreement is formalized. If Township permitting is required we would wait to receive approvals prior to establishing an Installation Date.
How long will my Pod last?
Your Pod is built to current building codes and standards, comes with a 10-year structural warranty, and like your home will require a limited amount of care. With that, your Pod will last as long as your home.
Do I need planning approval or a building permit?
Your Local building department will probably require some degree of planning and or codes review. The size and features of your POD, along with your local municipal zoning regulations will dictate the degree of planning approval/permitting that will ultimately be required. Typically, a Pod of less than 200 SF that has no kitchen or bathroom will require minimal municipal approval.
Haven Pods will prepare all necessary permit applications including any required site and building plans for your use in making application to your local authority having jurisdiction. We will act as your agent in providing response to code reviewer questions.
How long to install my Pod?
Depending on the amount of grading and power extension work required, our on-site crew will assemble and complete your pod in about 1-week.
Can I hire my own contractor to take delivery and install?
Yes, of course. We will manufacture and ship your Pod’s modular components (anywhere) and will utilize your contractor to assemble it, while being available to provide any required guidance.
Can I have a bathroom or kitchen in my Pod?
Yes, but with increased township zoning and/or building department review.
